Imperial Point and Sovereign Point Buildings
RECOM Fire Solutions was appointed to oversee surveying and remedial Passive Fire Protection works at Imperial Point and Sovereign Point, two occupied high-rise residential towers in Manchester and Wilmslow. The works form part of a wider programme for a private developer managing both residential and assisted living buildings across the North West and Midlands.
Project Details:
The appointment followed Fire Risk Assessments that identified issues across the estate. We carried out surveys to confirm the findings, developed a detailed scope of works, and provided accurate pricing for delivery.
Our scope included fire stopping of communal areas, plant rooms and service risers in both towers, along with compartmentation works in 50 apartments within a new assisted living development for over-55s. All works were delivered in occupied residential environments, requiring programmes and methodologies tailored to minimise disruption while meeting strict compliance requirements.
What we did differently
To reduce disruption in private dwellings, we worked with fire engineers and design teams to develop a single-sided fire stopping solution that minimised access requirements. This reduced the impact on residents while ensuring compliance.
Further intrusive surveys at Imperial Point revealed additional fire stopping needs. These were absorbed within the existing programme period, avoiding delays and delivering cost savings for the client.
By assisting with Passive Fire Protection design and planning penetrations at door entrances where services entered, we reduced the number of required fire stops while maintaining the same level of protection. This approach delivered around 40% cost savings, ensured future surveys and maintenance could be carried out more easily, and gave the client confidence in both safety and value.
