RECOM Fire Solutions was appointed to oversee surveying and fire remedial works for a private developer’s Passive Fire Protection requirements at 58–66 King Street, Manchester. The works formed part of a wider refurbishment and conversion into 24 luxury apartments while maintaining the building’s historical character.
Project Details:
The 2023 refurbishment of 58–66 King Street created 24 high-end apartments for private rent while preserving the heritage of the site. To ensure the safety of residents and the structural integrity of the building, RECOM Fire Solutions was tasked with delivering comprehensive Passive Fire Protection measures.
Our scope included fire stopping throughout the apartments and communal spaces, installation of fireproof ceilings and beams in the retail units below, and full compliance checks on new fire-rated components.
What we did differently
This project demanded a highly adaptive approach. Openings and letterboxes were carefully created to meet tester requirements, and our team worked closely with M&E installers to guarantee compliance at each stage.
Deadlines were often extremely tight before the next phase could progress, so our teams worked after hours and weekends where needed, supported by additional labour to keep the programme on track. The timber construction of the floors presented a further challenge, but bespoke solutions were developed to ensure standards were met without compromise.
With sections of the building listed, our methods were also tailored to preserve its historic features. By combining technical precision with respect for the building’s heritage, we delivered both safety and character in equal measure.
